The Third Generation’s Next Chapter.

Property Management / Strategic Acquisition

Wendy Drucker, Kellie J. Falk & David Falk, Jr.

Third-Generation Owners & Managing Directors

Drucker + Falk, a Top 50 national property manager with more than 43,000 units under management, was acquired by Oakline Properties, an Alpine Investors platform, combining DF’s portfolio with Oakline’s to create a 65,000+ unit manager while keeping the Drucker and Falk families at the helm of the business they’ve run since 2005.

Before Sequel

Emanuel E. Falk and A. Louis Drucker founded Drucker + Falk in Newport News in 1938. Eighty-seven years and three generations later, the company Wendy Drucker, Kellie J. Falk, and David Falk Jr. now run together manages more than 43,000 apartment homes and 3 million square feet of commercial space across 10 states — a Top 50 manager nationally. A business built across three generations doesn’t get handed to just anyone; the family needed an advisor willing to find them a match that would grow the company without dismantling what their grandfathers built.

In It Together

Sequel priced Drucker + Falk using deep knowledge of the property management sector — understanding exactly what a national platform would pay for a business with DF’s scale and reputation — and carried the deal through one of the least convenient windows possible: a federal government shutdown that complicated HUD’s own deadlines mid-process.

“From the outset, Oakline’s people-oriented mission gave us the confidence that they will take care of our people and the company we have built.”

What Came Next

Drucker + Falk is now part of Oakline’s national platform as a partner company, not an asset absorbed into someone else’s brand, with the combined business now managing more than 65,000 units nationwide. The Drucker and Falk families remain actively involved in running it.
